Home Inspection

A home inspection is a cursory, visual inspection of the property systems and components to determine our opinion of the general condition and operability of those systems and components.  If you use a traditional home inspector that is not an engineer, to do your home inspection, you may have to subsequently hire an engineer to address any structural concerns found in the home inspection or appraisal. With Coyle Home Inspection Engineers, one inspection is all you need.

Mike Coyle

We offer 3 levels of home inspections, as follows:

  • Full Inspection:  Structural, Roof Covering, Mechanical, Plumbing, Electrical, Appliances, Attic Insulation, Bath Wall Tile, Doors, Windows, Fireplace, Interior Finishes, Exterior Finishes. This is our most popular and most comprehensive inspection.
  • Semi-Full Inspection:  Structural, Roof Covering, Mechanical, Plumbing, Electrical (in the panel, kitchen, bathrooms, and laundry), Appliances, Attic Insulation, Bath Wall Tile.

  • Mini Inspection:  Structural, Roof Covering, Heat Plant, Water Heater, Electric Panel. This inspection is for those who just want to know about the basics.

  • Radon Testing is separate from the home inspection but available at an additional cost.

Key Benefits to having a Home Inspection:

  • For Buyers - Know the condition of the property before consummating your contract to purchase. With this information you may be able to negotiate repairs or, in some cases, terminate the contract.
  • For Sellers - Have a home inspection before putting your home on the market and make repairs to best show your property. This gives you a competitive advantage over other homes on the market. Even if you elect to not make repairs, you will know in advance what issues a buyer's inspector is likely to discover.
  • For Homeowners - Like having a medical checkup, a periodic maintenance inspection will help discover developing problems before they become major issues.
