There are two primary types of structural movement in the Denver Metro area – settlement and upheaval. Water is usually the catalyst in both cases, causing the foundation bearing soil to either consolidate (settlement) or swell (upheaval). The type of soil present below the foundation, and the amount of load imposed on the soil from the structure, determines which type of movement will occur.
There is also another common type of movement and that is lateral. Foundation walls can be displaced inward due to pressures from the surrounding soil. This can be the result of expansive soil, but frequently is the result of inadequate design or construction.
